    Rental Application Fees

    Any applicant over the age of 18 is required to fill out an application and be a lease holder. There is a $21.60 application fee per applicant which is a non-refundable fee to cover the cost TransUnion charges us to process each application. Your application will not be processed until the application fee is received in the management office in the form of a money order.

    I understand the application fee is non-refundable payment for a credit check and processing charge of this application and such sum is not a rental payment or security deposit. This amount will be retained by Agent to cover the cost of processing application as furnished by the applicant; any false information will constitute grounds for rejection of application.

    Holding Fees

    In addition, the Applicant acknowledges that there will be a holding fee paid and will be determined based on your floor plan choice. The Holding Fee amount will be refunded within 20 days if the application is denied or if the applicant withdraws the application in writing within 24 hours of the date of the signed application. If the application is accepted and applicant fails to execute a lease with The Crossing within 72 hours of receiving written or verbal notice of approval, the Holding Fee becomes non-refundable and will be retained by The Crossing to offset its damages for being unable to market the apartment while the application was being processed and 72 hours thereafter, except for delay caused by Agent.

    By selecting 'I accept' below: The Applicant certifies that the information given herein is complete and correct. The Landlord or its agent is hereby expressly authorized to verify the accuracy and correctness of these statements, to communicate with the applicant’s employers, creditors and landlords, and to procure such other information (including credit reports and criminal background) which the Landlord may require to evaluate this application at the time application is submitted and at any time in the future with respect to renewals, transfers or collection of unpaid rent or fees. Any false information will constitute grounds for rejection of application, or Landlord may immediately terminate any tenancy entered into in reliance upon misinformation given on the application.

    The undersigned declares that the information provided on the application is true and correct and understands that false or misleading statements may result in a rejection of this and future applications for housing. The undersigned, upon becoming a resident, does give the Landlord and its agent’s permission to verify residency of the undersigned to utilities, cable television companies, and law enforcement authorities. The undersigned does understand that all persons/firms given as a reference here in may provide information concerning the credit worthiness of the undersigned and waives all rights of action resulting from any such inquiry.
